selfmanaged keeps a dated record of each tenancy as it happens: the rent you recorded, the notices you served, the certificates you gave, the repairs you were told about, and what was said. Each time you open it, Today shows what needs your answer, with the date and the rule behind it.

Free for one property. Every new account starts with 30 days of Premium features, free, with no card. Paid plans (Standard £12 and Premium £29 a month, including VAT) aren’t on sale yet, so when the trial ends your account moves to Free. Nothing you’ve recorded is deleted.

Open it, and see what needs you

Today is the first thing you see. It lists what needs your answer and the clocks that are running: rent to confirm, a deposit’s 30 days, a certificate coming due, a pet request to answer, a rent increase starting, a repair with nothing recorded for a while, and, once receiving email is switched on, new email from a tenant.

selfmanaged doesn’t send reminders, emails or texts about your dates. It shows what’s due when you open it.

What it keeps track of

  • Rent

    On each rent date it asks whether the rent landed: yes, or not yet. It keeps the last twelve rent dates with the day each arrived, and shows what’s outstanding in months of rent.

    We never hold your rent. It goes from your tenant to you, as it does now.

  • Rent increases under section 13

    Record a notice you’ve served and the app checks its start date against the earliest the rules allow. When it starts, you put the new rent in place, or record what you agreed or what a tribunal decided. It doesn’t write the notice for you.

  • Deposits

    The 30 days you have to protect a deposit and give the prescribed information, counted from the day you received it, and whether the amount is within the Tenant Fees Act cap.

  • Certificates

    Gas safety records, electrical reports (EICRs) and EPCs: when each was done, when the next is due, and whether you’ve recorded giving a copy to the current tenant.

  • Pet requests

    When a tenant asks to keep a pet, the date you must answer in writing by: 28 days after the request, or later where the law allows.

  • Repairs

    Log a repair when you’re told about it, with photos. Book it, mark it done and close it. Each step is dated.

  • An evidence file for each tenancy

    The app adds an entry whenever rent is answered, a notice is recorded, a certificate is given, a pet request moves on or a repair moves on, and you add conversations. Nothing in it can be edited or deleted in the app: a correction is a new entry. It prints, or saves as a PDF, with a fingerprint of its contents.

    It’s your record of what happened, not proof: a court decides what evidence shows.

  • Your own email address Not switched on yet

    Every account gets an address at selfmanaged.co.uk to give to your tenants. An email from a tenant’s own address goes into that tenancy’s evidence file when the receiving mail server confirms it came from them; you can file any other yourself. Nothing is ever sent from it.

    Receiving email isn’t switched on yet: until it is, email sent to the address doesn’t reach selfmanaged, so don’t give it to your tenants yet. The Account screen says so while it’s off.

  • Certificate reading Premium Not switched on yet

    Forward a gas safety record, EICR or EPC to your address and the dates update. It needs receiving email, which isn’t switched on yet, so it doesn’t work yet.

    Nothing is read until you turn certificate reading on in Account. Then the attachment, never the words of the email, is sent to Anthropic’s AI model, Claude, to read. Check the dates: you can correct or undo them. There’s a daily limit: during the trial, 3 documents a day, and reading may stop for the rest of the day if many trial accounts have used it.

What it isn’t

  • Not legal advice

    It gives information: the dates, and the rules it relies on with when they were checked. You stay responsible for your duties as a landlord. If you’re unsure, ask a solicitor or another qualified adviser.

  • Not for Wales, Scotland or Northern Ireland

    The dates and rules it uses are the law in England.

  • Not an agent

    We never hold your rent or your deposit. selfmanaged is separate from the lettings agency Lettings Management Ltd runs, and nothing you record is shared with it.
