After a rent increase notice

Put the new rent in place on its start date, or record an agreed rent, a tribunal application or the tribunal’s decision.

Updated 25 October 2026

A served rent increase notice stays open until you put a rent in place or close it. It is under Rent increases on the property’s page, and in Rent increase on the tenancy’s rent page: tap it to open it.

The new rent takes effect as the notice says. It doesn’t if, before it starts, the tenant applies to the tribunal, or you and all the tenants agree a lower rent or no change. There is no way for you alone to withdraw a served notice.

Put the new rent in place

  1. From the start date, tap Apply New Rent on the open notice. The tenancy’s Rent card has it under More too.
  2. Choose the rent in the notice, or what you all agreed before the start.
  3. Tap Apply New Rent. Every rent date from the start takes the new amount, and any already marked received is asked about again.

Record what you agreed

  1. Before the start date, tap We Agreed No Change or a Lower Rent on the open notice.
  2. Under What you all agreed, choose no change, or a lower rent and its Agreed rent per month (£).
  3. Enter Agreed on, and tap Record No Change or Record Agreed Rent.

No change closes the notice. A lower rent waits on the notice: from the start date, tap Apply Agreed Rent. A lower rent can go back up only with a new section 13 notice. The form asks you to keep a written record of what you agreed.

If the tenant applies to the tribunal

  1. Tap Record Tribunal Application, enter The tenant applied to the tribunal on and tap Save Application Date.
  2. When the decision comes, tap Record Tribunal’s Decision.
  3. Enter the Date of the tribunal’s decision and the Rent payable from the decision, per month (£), then tap Record Decision.
  4. From the date it takes effect, tap Put Tribunal’s Rent in Place.

The tribunal never sets more than the notice proposed, and its rent takes effect from the notice’s date or later, never backdated. If the application is withdrawn, or no decision is needed, tap Record Withdrawal or No Decision, then Close Notice.

Other ways a notice closes

  • Keep Old Rent (Not Collecting the Increase): from the start date, when you all agree to keep the old rent. The notice still counts, and the rent goes back up only with a new notice.
  • Recorded by Mistake or Not Valid: a notice never given or recorded by mistake, one the tribunal decided isn’t valid, or one you believe isn’t.
  • Money paid above the lawful rent is owed back. Record it with Record More Paid Above the Lawful Rent, and the refund with Record Refund.

A closed notice is never deleted, and it can’t be reopened.
