Chase late rent with a reminder

Write a friendly or firmer rent reminder and send it, record a part payment, and stop every reminder during a breathing space.

Updated 18 October 2026

Once you mark a rent date Not Arrived Yet, the app gets a reminder ready for you to check, then send from your Selfmanaged email address. The rent’s card offers Write Reminder from the day set under How reminders are sent. To write one sooner, choose Open Reminders under More. A reminder needs a tenant’s email address, how your tenants pay you (Account › Money) and your address for notices (Account › You). The app says if any is missing.

  1. When it’s ready, tap Write Reminder on the rent’s card, on the property’s page or under Rent.
  2. On Rent reminders, check Your words, and the whole email under What each tenant gets.
  3. Tap Send Reminder.

The app adds the amount, the rent date, how to pay, your name and your address for notices. It goes at once, but never between 20:00 and 08:00, or within 3 days of the last one. Each is recorded in the evidence file. Take Back Reminder stops one that’s still waiting to go.

The second reminder, from Write Firmer Reminder, adds where to get free debt advice. Next, the app offers an arrears letter to give or post, not another email.

If some of it arrives

  1. On Rent reminders, tap Part Paid under the date.
  2. Enter the Amount that arrived (£) and the Date it arrived.
  3. Tap Record Payment. Reminders for that date stop, and any you write later ask only for the rest. You can record it even when a reminder can’t be sent.

Stop or pause reminders

  • Stop Reminders under a date stops everything about it until you write a reminder again.
  • Pause Reminders stops every reminder to the tenancy until you tap Resume Reminders.

Send reminders on a schedule

Each reminder waits for you to tap Send Reminder unless a schedule sends it.

On Standard and Extra

  1. On Rent reminders, under How reminders are sent, choose Automatically, on this schedule.
  2. Set the days each step waits, and your own words if you like.
  3. Tap Save Schedule.

A reminder then goes only for a rent date you mark not arrived after you turn this on, and stops once you mark the rent received. Older dates you approve one by one. A schedule saved on a plan without this is kept, and starts once your plan has it.

If your tenant is in a breathing space

  1. On Rent reminders, under Breathing space, choose the Kind: Standard (60 days) or Mental health crisis (no set end).
  2. Enter Started on from the notice you were sent, and leave Ends on empty: the app works out a standard one’s end.
  3. Tap Record Breathing Space. Every reminder stops at once.
  4. Tap Turn Off Breathing Space only once the Insolvency Service has told you it has ended.

The rules are under What the law says about a breathing space and What the law says about chasing rent.
