Finish a repair: done, fixed and closed
Mark a repair done, ask your tenant if it’s fixed, add the cost to the books, print its history, and close it.
Updated 24 October 2026
A repair ends in three steps on its own page: marked done, your tenant asked whether it’s fixed, then closed. Its cost can go to your books, and its history can be printed.
Mark it done
- Open the repair from Repairs.
- Tap Mark Done, or choose Mark Done… from the More button.
- Check Done on, and add Cost (£) if you want it on record.
- Tap Mark Done.
Where your trade has said they’ve finished, the date and cost they gave are filled in for you.
Ask your tenant if it’s fixed
Tap Ask Tenant to Confirm. Your tenant is asked “Is it fixed?”, and answers It’s Fixed or It’s Not Fixed on their page. Until they answer, the repair waits under Done: waiting for the tenant.
If they say it isn’t fixed, their answer opens a follow-up repair, and this one stays done. It shows under Needs you, with Open Follow-Up.
A certificate’s check never asks this: it is done when its new record is added.
Close it
- Tap Close Repair, or choose Close Repair… from the More button.
- Check Closed on, and add a Note worth keeping, such as what was done.
- Tap Close Repair, then confirm.
A closed repair can’t be changed or reopened. Anything new about it goes in the evidence file as a conversation. You can also close one that turned out not to need a repair, and say why in the Note. A certificate’s check closes with Close Check instead.
Add its cost to the books
Once a repair with a cost is closed, its page says the cost isn’t in your books yet.
- Tap Add to Books. The books’ form opens, filled in from the repair.
- Check what it says, and tap Add to Books.
For tax, replacing something like for like, or with its modern equivalent, is normally a repair and deductible. It is capital only where the result is an improvement: better, enlarged or newly created.
Photos, details and its history
From the More button, Add Photos… adds photos to the repair. While it’s open, Edit Details… changes what it says, and the evidence file keeps what it said before.
Print Repair History, in the More button, opens the whole history with a fingerprint of its contents. The button of the same name on that page prints it. It is your own record, not proof: a court decides. For every repair in a tenancy, use Print Tenancy Repairs under Tenant’s page and WhatsApp on the property’s page.
