Log a repair
Log a repair you were told about by phone, text or in person, or one from a tenant’s email, with photos and where it is.
Updated 24 October 2026
Reports from your tenants’ pages and emails arrive under Repairs by themselves. You log the ones you’re told about another way, such as a phone call or a word on the doorstep.
- Go to Account › All your properties › Repairs.
- Tap Log Repair.
- Choose the Property, and type What’s wrong in a few words.
- Choose What it’s about and Where in the home, if you like.
- Check When you were told, and choose How you were told, such as Phone call or In person.
- Leave Your priority as it is, or change it. It’s your own label, and the app sets no timescales.
- Add Details, and tap Choose Photos if you have any.
- Tap Log Repair.
Under When you were told, the form says which tenancy’s evidence file the repair goes in. Where your tenant has an email address, the message that says it’s logged offers Tell your tenant’s name, to send them an update.
A tick box on the form sends the repair to your trade for that kind of repair once it’s saved. See Send a repair to a trade.
See your repairs
Repairs puts each repair in one of four groups:
- Needs you: new reports, your next steps, drafts to log, and anything a trade needs you to decide.
- In hand: waiting on your tenant or a trade.
- Done: waiting for the tenant: marked done, with your tenant asked whether it’s fixed.
- Closed: the last 20, folded away. Each stays in its tenancy’s evidence file.
On a property’s page, Repairs under This home shows that property’s alone. How Repairs works, and the law opens the rest.
Log a repair from a tenant’s email
- Open the email under Emails and documents.
- In its Repairs part, tap Log Repair from Email. The time told is when the email arrived, and how you were told is Email.
- Check the details and tap Log Repair.
Where the app has made a draft from the email, tap Log Repair on it. Drafts from emails and tenant pages also wait under Needs you. A draft isn’t a repair until you log it, and Dismiss Draft sets it aside without deleting it.
With a trade chosen for that kind of repair, a draft offers Send to the trade’s name and Log Without Sending instead.
Why the date you were told matters
For the tenant’s own home, a landlord isn’t liable for disrepair until they have notice of it. Whether a text, an email or a phone call counts as that notice hasn’t been checked for the app. The app records how you were told and draws no conclusion.
