Write the house guide
Answer the house guide’s questions, ask your tenant what you don’t know, and publish the guide to their page.
Updated 25 October 2026
Each property has a house guide: where things are, how they work, and what to do when something goes wrong. Your tenants see it on their page once you publish it.
Fill it in
- Open the property from Properties, then open House guide and tap Open House Guide.
- Open a section, then tap Answer on an item, or Edit on one already answered. The sections start with Emergencies.
- Choose Given, Not here or Don’t know, and say it in your own words.
- Where the item takes one, add a photo with Take Photo.
- Tick Private for anything your tenants shouldn’t see.
- Tap Save Item. It’s kept as a draft.
Don’t know shows in red, counts as answered, and is asked again next time. Codes are always private: they never go to your tenants’ page, an email or the AI. If what you type looks like a code, the form offers Make It Private.
Under Who to call, and when, the name tenants use for you, the times you’re usually available and your out-of-hours answer come from your account and Repairs settings. To drop a draft you don’t want, tap Set Aside Draft. It’s kept in your records.
Publish it
- On the house guide, tap Publish Guide.
- Tap Publish Guide again to confirm it.
Each version is fingerprinted and added to the evidence file of each current tenancy, and can’t be changed: a later change is a new version. Printing the guide prints the published version, emergencies first, without codes or private items.
Ask your tenant what you don’t know
- On the house guide, tap Ask Your Tenant.
- Under What to ask about, tick the items. Emergency items you don’t know yet, or that have no photo, come ticked.
- Under Who to ask, tick each tenant.
- Tap Send Questions.
The questions appear on their page, with one email from your address saying you’ve asked. There are no reminders, and one request at a time for each tenant. To take them back, tap Withdraw under Asked of your tenants.
Their answers show beside the item, and on Set up your homes. Use puts an answer in your draft guide, and Dismiss sets it aside. Either way it stays in the evidence file.
Answer questions one at a time
Set up your homes asks what’s missing from each home, one question at a time. It’s under Account › Repairs and tenants’ settings › Set up your homes.
- Tap Answer Questions on Set up your homes, or, once Set up is finished, Next Question on the Setup card on Properties.
- Type your answer, or tap the microphone on your keyboard to talk, then tap Next.
- Or tap Not Here, Don’t Know, Skip or Ask My Tenant Instead.
An answer about a home is saved as a draft in that home’s guide. What you skip or don’t know is asked again next time. Hide Setup on Properties, at the foot of Set up your homes, takes the card off Properties.
The Out of hours card asks once, in five steps, for your number, anyone covering, the times you’re usually available, and whether your tenant may call a trade themselves. Last, check What your tenants are told, then tap Save Answers.
Your number and anyone covering are saved in Repairs settings, and your tenants see them after an emergency. Each kind of problem’s instructions are drafts in your guide until you publish it. Change your answers in Repairs settings, the spending limit under Account › Trades, and the instructions in the guide.
