Add a tenancy and its tenant
Record the start date, the lead tenant, the rent, the deposit and the dates the law asks about, then change them later.
Updated 30 October 2026
A tenancy holds the lead tenant, the rent, the deposit and the dates the app works its deadlines out from. You add it on the property’s page.
- Open the property from Properties.
- Open Tenancy and tap Add Tenancy.
- Under Lead tenant, type the Full name, then the Email and Phone if you have them. The email files their emails to this tenancy.
- Under Rent, enter the Start date and the Rent per month (£).
- Enter the Rent day, or leave it blank to use the start date’s day.
- Under Deposit, enter the Deposit (£) and the Received on date. Then choose the Scheme, and add the Scheme reference, Protected on and Prescribed information served on if you have them.
- Enter Written statement of terms given on and Address in England and Wales for notices given to the tenant on.
- Tap Add Tenancy.
A tenancy that began before 1 May 2026 gets a few more questions, under Before 1 May 2026. At some rents, the form also asks about council tax, services and London. You can add any date later.
Why the dates matter
- Rent is treated as not due until you have given the tenant, by notice, an address in England and Wales where notices can be served.
- New tenancies need a written statement of the key terms.
- The app works out the deposit’s deadline from Received on.
Change a tenancy later
- On the property’s page, open Tenancy and tap Edit Tenancy.
- Change what’s needed and tap Save Changes.
The rent can go up only by a section 13 notice, so this form won’t take a higher rent. The notice is recorded under Rent increases, in Notices and letters. A lower rent can go back up only with a new section 13 notice. To give a concession, forgiving some rent that has already fallen due is the lower-risk way.
Add the next tenancy before this one ends
- Record the current tenancy’s end date first, as in End a tenancy and start the next one. Add Next Tenancy shows in Tenancy once it is recorded.
- On the property’s page, open Tenancy and tap Add Next Tenancy.
- Fill in the new tenant, the Start date, the rent and the deposit. The start date is the day after the current tenancy’s last day, or later.
- Tap Add Next Tenancy.
Until it starts, it shows under Next tenancy, and its tenants show on People, marked with the day it starts. Its first rent is asked about on its start date, and its deposit’s 30 days count from the day you receive it, as for any tenancy. If it isn’t going ahead, tap Cancel Next Tenancy.
Change a tenant’s email
- For the lead tenant, tap Edit Tenancy, change the Email and tap Save Changes.
- Once a tenant’s page has been sent, change it under Tenant’s page and WhatsApp (Tenants’ pages and WhatsApp with joint tenants) with Change Email, then Save Email. The old address is told of the change, links not used yet stop working, and it’s recorded in the evidence file.
On Standard and Extra
When you set up a new let from its documents, Add from Documents reads the tenancy agreement and drafts the tenants for you to check.
