Set up a let from its documents
Send a let’s documents, then check the draft the app makes of its property, tenancy, tenants, deposit and certificates, and save it in one go.
Updated 24 October 2026
On Standard and Extra
Add from Documents reads every document for one let and drafts the property, the tenancy, the tenants, the deposit and the certificates for you to check. Nothing is saved until you tap Save.
- If reading documents isn’t on yet, turn it on under Account › Emails and documents, in Reading documents. It says what is sent, and to whom.
- On Properties, tap Add from Documents, below Add Property. It is on Documents too.
- Tap Choose Documents and choose them all at once: the tenancy agreement, the deposit certificate, the gas safety record, the EICR and the EPC. Up to 10 go in one set, and each is one of the day’s reads.
- While they are read, you can leave the page: the draft waits under Drafts to check on Properties.
- Open it. Check and save opens at the first detail marked “Check”. Check every detail against the documents: Source shows where each was read.
- Change anything wrong where it is. Under Tenants, each tenant the agreement names has their own Name, Email and Phone.
- To leave one out, tick Leave this certificate out or Leave the agreement out.
- Tap Save. Everything is saved together, or nothing is, and the part that couldn’t be saved says why.
If the gas safety record or EICR says where the boiler, gas meter or fuse box is, House guide shows it. Change the words if you need to, or tick Leave this out of the guide. Just after the rest is saved, it’s added to the home’s house guide as a draft, only where the guide has no answer yet. Your tenants see it once you publish the guide.
If the property is already in your account, what you save is added to it. If it already has a current tenancy, choose Add only the certificates to it or Set this up as a new property. With no tenancy agreement among the documents, only the certificates are saved.
The agreement is kept with the tenancy as its signed agreement, where Check It is once it is saved: see Keep the signed tenancy agreement.
Discard Draft throws the draft away. The documents stay on Documents, under Saved or discarded drafts.
Send them by email instead
- Attach them all to one email, from your sign-in address to your Selfmanaged address.
- Send it. Two or more attachments make one set; one attachment on its own is read as before.
- Open the draft under Drafts to check. If it is still waiting, tap Read Them.
About reading documents, on Documents, gives each plan’s daily limit.
On Free, Add from Documents says it is part of Standard and Extra, with See Plans, and nothing is sent.
Can’t find the answer? Email support@selfmanaged.co.uk. A person reads it; nothing replies automatically.
